Post: Advice needed to find 1031 replacement NC/FL/MO/KS/OK

Rookie investor here. My downleg 2-unit property goes on the market this week and I want to identify my replacement property asap in advance of the 45-day clock. 

I need advice on how to find 1031 opportunities and off-market 1031 marketplaces. My strategy is to find a small MF with a balance of cash flow and appreciation potential in the $1-1.5M range in a stable A-B neighborhood. I love NC but so does everyone else, so I'm also considering FL, MO, KS, & OK--but open to to other areas if the growth and opportunity is there. Would welcome any guidance on working through this process. 

Anyone have a rockstar small-MK real estate agent in NC greater research triangle area?
