Hi,

Looking for stated income lenders in Florida.  Do not want hard money.  Just looking for some recommendations of lenders offering this type of loan in Florida for a primary residence.  Hopefully some offering decent rates when putting a good chunk down.  Who have you had a good experience with?

Thanks

Be very careful with wiring any money, and certainly not to some random person. Use a real estate attorney or a reputable title company for your transactions. Even then you need to make sure your wire is not being intercepted. Crooks can hack a title company email (or set up a similar looking one) and change wiring instructions in a heart beat. If you have wiring instructions that are emailed to you, call the title co or attorney and verify via phone what you have received via email. Try to find a realtor that will set up some automatic searches on MLS with your criteria. Most will do this. It will help you sift through the inventory and learn the market. You can learn areas by using Zillow as well. Some of the Zestimates may be off but for the most part it is pretty accurate. Good luck. Remember everyone starts somewhere.

I had a stove disappear from a REO we bought. I believe the property mgmt guy took it since he had the keys to come in. I said good riddance in any case, as it was going into a dumpster or on Craigslist for 20.00. Theft is theft though and it doesn't make it right.

Perhaps consider Intellectual Gray by SW.  We used it before on stucco and it looks good.  Of course pick the right door color and roof to make it pop.

Post: Lenders appraisal is there a formula they follow to approve loan

Question for any lender/underwriter:

If someone is getting a conventional loan, (borrowing 80% for example) if the appraisal comes back less than the contracted price, but hits at least the 80% mark would this get approved by underwriting?  Is there a formula they follow that you need to hit above a certain % of the amount borrowed to get approved?

I hope my question makes sense.  Thanks
