Hi BP Community,

I'm looking to convert my investment properties in North Carolina into an LLC structure. Since I'm an out-of-state investor, I'd love recommendations for a knowledgeable lawyer who can assist with the process.

 He switched his words saying he used the contractor only a couple of times before. He tried to reach out to the contractor but no response was received. After a few attempts the broker provided no follow up and walked away from the situation.

 Yeah I think I was naive thinking he would never do something like this as my broker used him many times and referred to me with strong confidence. A big lesson learned!

 Yeah that's what I learned too. It's my bad I did not check his background but I am surprised that my broker referred him to me with strong confidence.

In this instance the lesson learned is always do your own research even on a referral. We absolutely do this, I never hire or invest in a company without doing my own due diligence.

Again my apologies your out $4k and there are scum bags out there like this

Keep seeing if the state has a recovery program is another thing you can do.

Hi, BiggerPockets community,

This is the first time I post here and unfortunately it is not great news. 

I'm an out of state investor and purchased a house in Raleigh, NC, last December. In February, I hired a contractor introduced by my broker for a fence work and paid a 60% (~$4,000) deposit as requested by the contractor. Given he was referred to me by my broker who said he used him many times, I did not check his background and wired the money. 

The contractor was responsive until the work had to be started. When my tenant was ready and we were about to start work, he stopped responding to my email/text/phone calls. Then I realized I never searched his name in Google and did. You know what? I was stunned to find out he was reported on the media due to scams.

I submitted a complaint to Consumer Protection Division (CPD) at NC Department of Justice who gave him three-week time to address the situation. Of course he didn't and the CPD (surprisingly) gave additional 15 business days and I'm (again) waiting. 

Has anyone gone through a similar situation and if so can you share with me some tips? Separately, how do you think about my broker who introduced the scam contractor? Of course he didn't know he had a few scams before but it was obvious that he did not used him many times...

Hey Eric, 

I was in a similar situation as a W2 working full time, doing self education, and realized I needed to take some action. Finally I closed my first deal 44 Unit in KS in December 2020 and this is a post I put up in Biggerpockets thereafter. This gave many beginner friends some idea as to where to start. Hope it helps. 

Also, I'm planning an out of state multifamily investors in-person meetup in Manhattan sometime in May and already have a list of about 30 people who want to attend. Let me know if you want to be on the list so that I can notify you later for more detail. Yosef
