The Tenant groups are claiming that this is just the 'foot in the door' for full blown rent control on houses apartments and condos. The tenant groups like the Democratic Socialists and Tenant Union groups are trying to come after your retirement and investments!

So this just in LONG BEACH CITY is trying to pass a

sugar coated RENT CONTROL where landlords are capped at 9.9% rent increases OR they have to pay $4500-$6500 in Tenant welfare.

They tried to do this under the radar and just pass rent

Call city council

Please immediately call and email Mayor Garcia and all council members and tell them to oppose all forms of rentcontrol aka “tenant protections” and please ask them to stop the attack on small housing providers and renters in Long Beach.

Crazy they want to charge landlords during tenant move outs $4500-$6500 and are capping rent raises at 9.9%

There are no city protections for small landlords or housing providers. The ones who pay property taxes and hire local workers and stimulate the local economy.

Tand the South Bay that don't make it difficult to provide housing.

This sort of tenant relocation out of the pockets of small business owners (housing providers) will affect the entire market and Long Beach economy... mainly negatively.

Anyone have some asy forms to just give handymen that say they 

1. need their own insurance and pay their own taxes (so I don't have to fill out 1099 or whatever)

2. are not your employee but are indy contractors

3. cannot sue you for xyz if they get hurt etc

Something that would at least establish them as non-employees from get-go????

I actually received back one of the collection letters due to the debtor not having a forwarding address.  The letter is well formatted and professional.   

I may end up turning the account over to them for the contingency option... as another posted a percentage of something is  better than 100% of nothing.   

The user interface is easy to use.  

So Eliot, if they decide to pay you back what do you do?  Like can you get partial payment then remove them from the credit agency? Would you have to share it with the "rent recovery service" or do you just tell them if the debt has been paid?  I wonder how it ends or like if the tenant finally pays years down the line?

How long does it stay on their credit agency report that they haven't paid the debt back and it's in 'default'

If someone skips and owes you money, forgive their debt and then file a 1099-C, canceled debt, with the IRS for the person. The person now has to claim the amount they owe you as income. I will be doing a 1099 C I hope they don't try to retaliate on me but at least I can get htem back. They owe me $12,000 in back rent and damages.  I got a judgement from one of them and I had to spend $5k fixing it back up

Also a tenant just skipped out on me for 2 months I think I'll try the rent recovery service just to dock their credit but I doubt they'll ever pay me.

I asked the property manager for a short term contract.  He quickly said he would do a normal 30 day notice to break the contract either way and said that's fine and more common

Does anyone recomend a 

Rent recovery service or collections service that will go after a tenant who doesn't pay rent or skips out on the rent and leaves.

I have their social etc. and they owe me 3 months of rent about $4500 and trashed the place.  I don't have a judgement

Do you have to hire a lawyer if the tenant has already Vacated?  And can I just have a collection service go after the tenant.  there's some on google that just report tot hem

Anyoe have recommendations for getting tenant to first talk to you? Like that report ot the 3 credit agencies and send letters for you?

OR

a full service collection agency that will go after the tenant? Contingency based that you guys have used in past or recommend?

I just used the rentrecoveryservice dot com (u get it). Not sure how it will work but letters and report to the credit bureaus sound like what I am willing to invest in trying to collect the uncollectable.

Also, everyone please go through the eviction process... it helps all of us in this landlord thing when we get the background check report. Thanks and happy landlording.

That said, I took a look at the Rent Recovery Service website and I was favorably impressed. Hadn't heard of the flat fee approach before. Might be worth a try with tenants who you think are likely to respond to the letters of a collection agency, over the letters of your own. Thanks for planting the seed. We might try this in the future.

What are some examples of Collection agencies with good service?  Do you or anyone know any?  And what is the fee structure on lets say $4500 in back rent owed?  We haven't received a judgement just the tenant owed this much in back rent
