I'm considering of selling my over budget single family house as a seller financed house to a self employed business owner home buyer and I become the bank. I'd like to get a large downpayment from the self-employed home buyer & a 10% interest rate for this buyer's 30year loan. But the problem is that the home buyer can get a DCSR loan too at 8% interest rate to buy my renovated house. Have you done a seller financed deal on an over-budget renovated house before? Looking for an alternative exit other than a normal house flip with an exceeded rehab budget.

What's an apostille? Are there any in Latin america? 

A hard money lender alerted me that I need to be in-person in the USA to close on a loan on a fixer upper property. Thus, a last minute flight back to the USA. Do you know any HMLs or title companies who can do closings virtually for American buyers living outside the USA and buying a fixer upper house for BRRRR or flips?

I happen to be looking for gap funders myself for a number of my house flip projects in Houston, TX and finding gap funders or any kind of private money involves a lot of networking and putting myself out there to meet potential lenders. It can be hard for introverts to do!

Hi All, 

I do single family house flips in Houston, TX that have an ARV between $300k to $460k as a full-time career. I also happen to be a digital nomad in Latin America managing renovation projects remotely.

I'm looking for gap funders or private money lenders on my fix & flip projects in Houston, TX. I'm looking for loan amounts starting from $20k  to a maximum of $40k USD per flip project. The funding would cover the cash to close and hard money loan interest carry of these investments with the opportunity for a backend net percentage profit split or a straight cash on cash percentage return over the course of a 6 month termMy construction crew, which includes a general contractor or project manager, allows us to execute our renovations in a 10-12 week timeline. The average hold time for these investments is 3-6 months, which spans from acquisition to selling the renovated house.

I started my real estate journey in 2019. I used to live in San Francisco, CA and I purchased rentals out of state in Cincinnati, OH as a buy-and-hold investor. I currently operate one airbnb unit in Cincinnati, OH in addition to 6 other long term rental units in Ohio as a remote out of state investor and self-managing property manager. I moved from San Francisco to Houston, TX for the grand real estate investing opportunities. I've lived in Houston, TX from 2020 to February 2023. Then I became a digital nomad who lives in the Spanish speaking world of Latin America in February 2023, managing rentals and renovations remotely.

Hi All! I have a seller with a fixer upper 2plex property on MLS that needs at least $100k rehab including full gut work and the seller is offering seller financing because he wants a high above-market price. How does one combine seller financing with a fixer upper? I usually offer all cash with HML financing and private money as the gap funder. I intend to flip or BRRRR this 2plex.

I found a tiny single family house in Houston, TX of only 650 sq ft that Id like to convert into a 2-4 unit building (with multiple stories or a back units attached). What are the different considerations for such a project?  This isn't new construction but creating massive additions. I'm not an architect but there are many design ideas on how to figure these MF units. The tiny single family house is on a 5k lot in a gentrifying area of Houston, TX inside the 610 inner loop. I've never done a single-family conversion into a small MF rental property before. Open to connecting over a private message too if you invest in small multifamily apartments in Houston, TX.
