The water & electricity are both turned off on this fixer upper property that I have under contract with the wholesaler. Do you recommend that I get an inspection report? I plan to hire a GC to manage all the different sub-contractors on this project.

@Stacy Raskin Is it even possible to have a cash flowing fully cccupied rental property that has a 12% interest rate  hard money loan?

@Erik Estrada This is quite general advice. Do you have referrals to such lenders or are you a lender yourself?

I'm a self-employed real estate rehabber doing BRRRR for the first time. I do not have a W2 full-time job this year. When it comes time to do the last "R" or refinance with a traditional bank to pay off a hard money loan, would I need a W2 fulltime job to get the lowest possible interest rate and lowest monthly payment from a traditional bank?

I had househacked in the past for a 3plex building that I own in Texas but have moved out of. I still have a FHA 30-year long low interest mortgage on this 3plex and all 3 units are rented out to long term tenants. How would I continue to househack? How do investors here continuously househack? I can only have 1 FHA mortgage at a time, right?
