Thanks Michael. We had a GC give the bid. Wiring is old and would be replaced. Plumbing was also part of the bid. I need to check with GC to see if asbestos and lead were on his radar, thanks.
It is currently a duplex with a tall attic we will make into a studio.
Yes, we are planning to BRRRR.
Planning on making an offer today or tomorrow.

Matt, I grew up in Walnut Creek. Haven't been there in years. Thanks for the advice. We can do a little more research to nail the ARV down a little better' but I think we will come in around 75%.
So far, the problem we have is that the total loan amount will only be 35k and that's low for the lenders we have looked at so far. They want to lend 50 k or more.

I'm Todd and my wife is Suzan. We are in the north KC and St. Joseph, Mo area, but technically in Kansas.
We are just starting out in real estate and are looking to mainly set up passive income, but not exclusively.
My wife and I are putting our very first deal together. We have learned a lot this week and have found several deals we are interested in. We have narrowed it down to a duplex in very bad shape, but have a contractor bid to rehab and add a studio in the attic.
We have used the BRRRR and have great pos cash flow, even in initial rental. We are trying to do this with nothing down, but we do have some options available if necessary.
Seeking advice on financing and a pinch to make sure I'm not dreaming.
