@Simon Sanchez If there are no REIA groups close to you in Estherville, IA, don't give up. Attend virtual meetings provided by the Des Moines group if it works with your schedule. Also visit real estate groups on meetup.com such as the Real Estate Wealth Institute. If all else fails, create your own local real estate meetup and ask if any agents in your office are open to co-hosting the group with you.

@Georges Haykal Thank you for your question. I need more information so I can point you in the right direction.
Are you trying to learn how to become a real estate agent, a property manager or to invest in rental properties? If you're trying to become a real estate agent, you should start with the National Association of Realtors; if a property manager, then try National Association of Residential Property Managers. If the you want to be a landlord, stick with BiggerPockets and buy a few books under the Learn tab and join your local REIA.
If you're not sure yet what kind of course you want, continue to read BP and attend local events held by real estate investing groups until you figure it out. We will be here for you.

@Angelo Looney Assuming that you have already gotten a pre-approval from a lender, review the listings that agents are sending to see if they meet your criteria. Run the numbers, create a short list, make some offers. Adjust as needed. Rinse and repeat.
As to the contractor question, ask local agents/investors for a few recommendations. (You can check the Houston, Texas, subforum on BP for referrals). Ask if they would be willing to walk the property with you (for a price).See also the Book on Estimating Rehab Costs by J Scott if you plan to buy fixers or not. It's still a great book. Good luck!

@Kristin Montgomery If the goal is a HELOC, line of credit similar to a credit card, instead of HELOAN, try Homebridge.

@Robert Atwood Congratulations on starting your real estate journey! If you have not done so already,
1) Check out the Ultimate Beginner's Guide to Real Estate Investing under the Education tab on BP. Use this to find a strategy/niche. You can also browse the blog and webinars under the same section.
2) Go to www.annualcreditreport.com and download free copies of your three credit reports - Experian, Equifax and Transunion. Review them carefully and make any necessary corrections. Fixing errors on your credit report can go a long way towards getting you qualified to buy a home, car and getting a job or insurance sometimes. This is far more important than pulling your credit score.
