Just locked up a triplex in Clearwater that's pulling ~$82.6K NOI = ~11% Cap Rate at $760K.

On top of the current cash flow, the lot is 15,033 sq ft (0.35 acre), zoned up to 35 units/acre → potential for 7–10 total units.

Key points:

Assignment Price: $760K + CC + $7,300 commission

  • Close: 30 days | Inspection: 10 days | EMD: $10K (Marina Title)
  • Roof 2017 | Central A/C | Cash-flowing now w/ upside in rents + development

Great opportunity for someone looking for both yield + redevelopment upside in a strong Clearwater location.

👉 DM me if you’d like the rent breakdown, photos, and details.

I have a triplex under contract in Clearwater, FL with strong cash flow and major development potential. Available via assignment of contract.

📍 Address: 214 Highland Ave, Clearwater, FL 33755

💰 Assignment Price: $760,000 + buyer pays all CC + $7,300 seller’s agent commission

➡️ Total All-In (before CC): $767,300

🔑 Highlights:

  • 3 Units + extra parking income
  • Current NOI: ~$82,600
  • Cap Rate @ $760k: ~10.8%
  • Lot Size: 15,033 sq ft (0.35 acre)
  • Zoning: Up to 35 units/acre → potential for 7–8 additional units
  • Located in Clearwater’s Downtown Gateway District

📌 Terms:

  • Assignment of Contract
  • Close in ~30 days, 10-day inspection
  • Buyer pays all CC + $7,300 seller’s realtor commission
  • EMD: $10,000 (Marina Title, Tampa FL)

👉 Interested? DM me or comment with your email and I’ll send over details.

I’ve got an interesting situation and I’m curious how experienced buyers/developers would look at it. • Type: Triplex on a lot zoned for 7–8 units (development potential is the big value here). • Price the seller mentioned: $750 k. • Zestimate: Around $1.2 M. • Status: Off market — seller reached out to me directly, not listed anywhere (including Zillow).   I’m trying to decide if it’s worth putting under contract. The triplex alone at this price doesn’t seem to make sense for most cash flow investors, but the zoning could make it a strong play for a builder or developer.   If you were a buyer for something like this, what range would you realistically offer? Once I have a good idea of what buyers here would pay, I could lock it up and make it available immediately.

I have direct access to an off-market triplex sitting on a 15,033 sq ft (0.35 acre) lot in Clearwater, FL.

Key Points:

  • Existing triplex producing income
  • Lot dimensions: 83 x 110
  • Zoned to allow 7–8 additional units
  • Future land use supports higher density development
  • Flood zone: X (no mandatory flood insurance)
  • Annual property taxes: ~$6,650 (2024)
  • Utilities and street access in place
  • Prime location with strong rental demand and redevelopment activity nearby
  • Zestimate: $1.2m

I also have the official land, site, and tax document on hand for due diligence.

Looking to hear from serious multifamily investors and developers:

💬 What would you pay for a property like this, given the existing income + build-out potential?

If your number makes sense, I can have this locked up and available for assignment immediately. DM for more details.

I have a 20‑unit portfolio (5 concrete block quadplexes, all fully occupied—VA & Section 8 tenants, separately metered) available off-market. Seller financing is also available.

⚠️ Important Legal Note:

I am not under contract and to comply with state brokerage laws, I’m not allowed to publicly advertise addresses or financials, nor represent either party. As such:

• I request a simple finder’s‑fee agreement (no obligation to buy) before sharing photos, financials, or full details.

• The agreement protects my compensation: $70K flat fee, which the seller will include in the Purchase & Sale Agreement.

• No assigning contracts or wholesale flipping. This is a direct match to a serious buyer.

📍 Property Snapshot (Jacksonville, FL):

• 5 Quadplexes (20 units total)

• Fully occupied; concrete construction

• Low maintenance with strong rent roll potential (~$20K/month gross potencial)

💰 Seller Financing Terms (estimated):

• Approx. 15% down (~$292.5K)

Interest at ~6.5%

• Balloon in 10–15 years (~$8,978/month)

If you’re a serious buyer or represent one, DM me. I’ll send over the finder’s‑fee agreement template and we can go from there.

Hi everyone,

I’m connecting with serious end buyers interested in seller-financed multifamily deals.

I have a direct lead on a 5-property portfolio (20 units total) in Downtown Jacksonville, FL.

✅ Fully occupied with Section 8 & VA tenants

✅ Seller finance terms: 15% down ($292K), 6.5% interest-only, 10–15 year balloon

✅ New roofs, low maintenance, performing asset

I am not wholesaling this property and not assigning anything.

I’m simply looking for an end buyer to take this over directly with the seller.

My only ask is a flat finder’s fee at closing, and to keep everything professional, I do require a quick finder’s fee agreement signed before sharing full details (addresses, photos, rent roll, etc.).

If you’re actively buying and this sounds like it fits your buy box, feel free to DM me or drop your email.

Let’s connect and see if it’s a fit 🤝

(No wholesalers or daisy chains please.)

Hey everyone,

I'm a full-time virtual wholesaler actively sourcing residential, multifamily, and creative finance deals across Florida and other states — including MLS and off-market properties.

Right now, I have a 🔥 20-unit portfolio in Jacksonville, FL:

  • Fully occupied
  • 100% Section 8 + Veterans Program
  • Concrete block buildings
  • Low maintenance
  • New roofs on some units
  • SELLER FINANCE TERMS available
  • No assignment clause – I can build in a fee directly if you’re ready to close

This is a cash-flowing package deal — perfect for long-term buy & hold investors looking to lock in solid passive income with lower money down than conventional financing.

But that’s not all — I source multiple deals weekly:

✅ Single family + multifamily

✅ Fix & flips, rentals, cash deals

✅ Seller finance & subject-to structures

✅ Jacksonville, Tampa, Orlando + creative deals in other states

If you’re a serious buyer or partner, I’d love to connect and build something long-term. Drop your email + buy box or DM me for access to this portfolio and upcoming deals.

Let’s work smart and get some solid closings done together 💼🔥
