Off-market triplex on lot zoned for 7–8 units — what would buyers pay?

I’ve got an interesting situation and I’m curious how experienced buyers/developers would look at it. • Type: Triplex on a lot zoned for 7–8 units (development potential is the big value here). • Price the seller mentioned: $750 k. • Zestimate: Around $1.2 M. • Status: Off market — seller reached out to me directly, not listed anywhere (including Zillow).   I’m trying to decide if it’s worth putting under contract. The triplex alone at this price doesn’t seem to make sense for most cash flow investors, but the zoning could make it a strong play for a builder or developer.   If you were a buyer for something like this, what range would you realistically offer? Once I have a good idea of what buyers here would pay, I could lock it up and make it available immediately.
