Kitchener is statistically speaking doing 10.2%. Highest in the region, but that's overall. Not really the greatest time to buy because of the all the bidding wars, but you can still find some gems if the property is not attractive to end users.
I am surprised you got 10% in preston you crushed it good job. Did you buy under value to begin with? Also where in Preston?
I know my duplex is up from 260 to 300 in Galt, but that was due to some renovations and I also increased the rent 40%.

the question is what's your long term goal?
Me personally I like cash flow and pay down as my goal is to eventually replace a working income through cash flow. Single family appreciation historically will build more wealth in the long run though.
The market is hot and likely won't cool down for a bit longer, I would wait a couple months to sell.
As far as taxes, if you reinvest the money within a certain time period after sale you can defer the capital gains tax. Speak with an accountant though as I am not one.
Your best alternative though, would be to take out a HELOC and use that as a down-payment on a MONDAY property. Best of 3 world's. Old property, new property, tax deductible interest on the loan.

I love Galt I get great tenants at comparable rates to Kitchener, for 70 cents on the dollar for that same property in Kitchener. We don't have 10% appreciation, but 5 is still great

@Matt Geerts call some local lawyers that deal in foreclosures, generally tax sales don't provide the same opportunity here in Canada because the mortgage company will pay it out and then list the property with a realtor to recoup loses.
Your market is going to a lot of free and clear absentee owners or estates.

You really don't want to hire a lawyer for that, they will eat up just as much money as the tenant and can provide little help with our tenant friendly governemnt, Youre best to hire a paralegal to represent you in court, cheaper and they are just basically reciting the act.

Mainly because there are several transportation improvements and atleast 1 major employer coming to the area in the next 2 year. The general public does not usually act on this type of thing until after completion, meaning once completed there will be more growth.
LRT being the key piece in my opinion. Kitchener is seeing a crazy market right which I don't believe in sustainable at the current rate, people not keeping their emotions in check are overpaying
