@Richard Patrie always get title insurance. I’m biased as I’m in the industry, but it’s a no brained in the litigious society we live in.

@Josh Goodman, I hate to be the shark here, but this seems like an opportunity to me.  Agree to the refinance, (even up the amount) but have her sign the house over to you.  You can keep the house and get rid of the ex in one fell swoop.

Also, contact an attorney about the not agreeing to refi = forcing you to sell

@Ibn Abney Wow, looks great! My first deal was off the MLS as well, and is doing great (not nearly as well as this one).

Seems like a high rate though in today's market.  Did you shop use a mortgage broker or go directly to a bank?  And if you went directly to a bank, did you get multiple offers?

@Account Closed.  You should look into doing a house hack in your area. 

It will gain you a home without living with your parents as well as lower your monthly cost (if not completely wipe them out). Especially since your parents will be charging you rent, this could help you along your path to REI. There are even MF properties up in Dutchess and Putnam that have multiple homes on one lot(I just bought one in Hyde Park for investment purposes), so your family really would have their own space.

Even if you do decide to move in with your parents, you should at least take a look at the house hacking route.

@Robert Oglesby, on top of what @John Underwood mentioned, I'd consider fencing in the pool if possible.
