@Michael Newman talk to your family.  See if they'll help you buy your first duplex.  Show them what you're doing.  Talk to your friends about your ideas.  Surround yourself with people who are like minded, and believe you can do it, and want to do it with you!

@Manuel Santos finish the course.  Study the test questions at the end of each chapter.  Figure out which brokerage you'll be joining.  And don't stress too much, the test isn't too hard.

The expected return on "investment" in the lottery is -80% so clearly a terrible investment.  That being said, this is the one of the few places in my life where I throw rationality out the window.  I'll admit I waste money when ever the cash value is above $250MM (arbitrary number I know, but you gotta have some limits on your own insanity).  The money I spend won't change my life, but the money I won't win will!


Side note: I disagree with people saying that poker is gambling.  It is a game of great skill with some luck involved.  I do very well at the tables when I take my rare guys trips to the casino.  Everything else at the casino is a waste of money with the possible exception being the buffet ;)

Hi @Matthew Hildreth since investing near you is very expensive, you can either find a partner to invest with, or invest in a crowdfunding site.  Below is a good article with a list.  Of them, I've successfully used RealtyShares and Sharestates (not on the list)

Hi @Edward Schenkel I just read your response, and am in a similar situation, but it is a commercial property.  It is an 8 unit apartment building.  Does your response still apply, or is it a faster process?

@Amy Innocenti I know it’s a 203k so you’ll be living in it, but do you plan to leave shortly after, or is this your forever home? If it’s your forever home and you would hate to lose it, be careful of the offer you’re making. If it’s for investment, I say don’t get emotional and fire off whatever offer you want to. It’s your agents fiduciary duty to put in your offer.
