If in an LLC, you do not need to wait with some firms, especially for a rate and term. If you'd like to discuss the deal, I'm happy to chat.

Hi Johnny, based on the info provided. We would be capped at 75% LTV, but with a 6.91% interest rate with a 5 year declining prepayment penalty. Feel free to reach out if that's of interest.

 Definitely seems off.  Don't know the whole picture, but if you have good credit, you should be way below both points and rate.  Feel free to reach out if you'd like a quote.

How do you guys feel about taking a lil less than 3 years to break even on $22,295

And the seller is giving me $15,500 in seller concessions

 What's your FICO? The rate seems very high.  Also, does it cashflow at the 7.750?
