Hi all! I'm an out-of-state investor planning to start buying in the Toledo market over the next few months (mostly BRRRR and buy-and-hold deals).
I’m looking for recommendations for reliable, investor-friendly contractors and handymen who can handle rental-grade renovations and small repair jobs. Bonus if they’re comfortable working with remote owners and can send photo/video updates.
If you’ve worked with someone solid — or have advice on who to avoid — I’d really appreciate it!
Thanks in advance 🙏

@Syed Abidi we’re down the street from you and Roselle. Are you buying judicial sale properties or bank owned REOs? if any interest I’m happy and sharing some resources. We have feel free to send me a DM.
Hey Mark! Just sent a message and connection request. I'd love to connect.

Hi all!
I’m an investor focused on buying and renovating foreclosed properties. My fiancée is an architect who collaborates with general contractors and structural engineers, bringing valuable insights. I specialize in property and deal analysis, with a keen eye on optimizing cash-on-cash returns.
We are particularly interested in investing in DuPage, Will, and Kane counties, primarily targeting courthouse auctions. I'd love to meet any private lenders that serve the Illinois area. For details, I can provide one-page summaries for the properties we're considering, which will include details on property condition, ARV, rehab budgets, comparable sales, projected profits, and timelines.
We would love to learn more about the terms and hopefully find a partner from this incredible community. Thank you in advance and I look forward to connecting!
Warm regards,
Syed
Hi Syed,
We lend on properties bought at auctions! I have a borrower that buys that way quite often and we can lend:
- Up to 90% of purchase funded
- 100% of rehab funded
- 0 origination/lender points, 1 after that
- close in 7-10 days
- between 8.50% to 11% rate
Let me know if you want any more info or have questions!
Thank you so much for the details! I will reach out to get more information. I look forward to hearing from you!

Hi everyone!
I'm Syed, and I'm thrilled to be part of this community as I embark on my real estate journey. Though I don’t own property yet, I'm actively seeking my first purchase and eager to dive into real estate investment. I've been educating myself through books and podcasts on topics like sourcing off-market deals, deal and property analysis, creative financing, and title reviews. My fiancé is an architect that works with GC's and structural engineers to design homes ensuring they are functional, aesthetically pleasing, and safe- which I hope will help me navigate this space as I grow my knowledge. Professionally, I have a background in technology consulting and product management. Hopefully, her creative side and my analytical side can complement each other as we start this journey together.
I'm especially interested in long-term rentals and techniques to enhance cash flow and ROI, driven by a passion for financial independence and building long-term wealth through real estate.
I’m eager to connect with fellow enthusiasts, gain insights from your experiences, and actively contribute to this community. I welcome advice, networking opportunities, and any knowledge you’re willing to share!
Thank you for your support!
