First timer here. I initially planned to househack a multi family unit in Dfw area using FHA. But looking at multi family unit in Dallas - which are already scarce - the ones in decent areas are in bad shape. And all other left are in not-so-safe area in Dallas - since I would be staying in the property due to fha. Same story in Fort Worth and Arlington.

i am pre-aproved for $600k duplex in Dfw area and $450k for SFH.

Last night - I was driving to Arlington by the University area to pick my sister who goes to UTA and saw good SFHs which could be house hacked with roommates such grad students from UTA. I know this Arlington area somewhat decently and it’s a safe area 

Am I wrong to switch my strategy from multi family to sfh? Or should I approach a different strategy all in all
