Exactly! Being persistent is the key! We'll both find a good company soon, and once that happens OFF WE GO! That's the only thing holding me back as well. I honestly didn't think it was going to be such a hard task, but now I know otherwise. I was going to go to a REIA meeting yesterday but got tied up. I guess I'll try the one they're having next week. At this point, it can only help! Doesn't seem like I'm making any moves on the forums or by asking other wholesalers. We have to utilize every option until we can land one! Make sure you keep me updated on how things are going your way. I'm interested on seeing how far this journey will take us, both.

Hey Rachelle,
It seems like finding a good title company is one of the biggest obstacles to get over! I've run into a few companies that are wholesaling in my area but every time I contact them via email and ask them probing question to see if I can find out who they use, they never respond. Without this key element it's hard for us to get started. Hopefully we'll both find a resolution soon so we can start our business! I wish you the best of luck on your journey. Can't wait to wrap up this first deal!

Yes, I'm a licensed agent in North Carolina but my license is currently inactive. I haven't paid all the necessary fees to get it placed in the "active" status. I understand that I can't assign the REOs and I'll have to do a double closing. I was just wondering which is an easier approach. I'll probably just start with a private seller. It's more of a face to face type of transaction and I'm guessing it will be easier to get my feet wet doing it that way. No matter which avenue I persue, it's a learning experience. Thanks for taking the time out to respond to my messages, Jon. Guess it's time to test the waters and get a little hands on training.

Being upfront with the seller sounds like the best thing to do. That way, there are no surprises. In your opinion, is it easier/better to go after private sellers or REOs? I know there's usually a smaller amount that you put up for EM when dealing with private sellers and less paperwork when assigning the contract. Thanks for your help and your advice, Jon. It's really appreciated.

Jon Holdman So once I assign it if they don't want to deal with my buyer they can hold up the process? Possibly terminate the contract?

Thanks for responding. It kind of clears up the question if I can assign it or not. Considering that the agent didn't know what Wholesaling was I wasn't ready to place all my faith in her saying that the contract couldn't be assigned. (That's what I get for asking the blind to describe color to me). I hope everything goes well with your business and hopefully soon we can check back in and share success stories. When assigning a contract to an end buyer, does the seller have to approve of it? I made the mistake of talking to an agent who didn't have a clue what wholesaling was and she said without the approval of the seller I wouldn't be able to assign the contract.
Any advice is appreciated!

Question,
When assigning a contract to your end buyer, is there any need for a title company when you're dealing with a private seller/cash deal? I know when you're doing a double closing you need a title company, but is it necessary for a private cash deal? If yes, can anyone recommend a good title company in the Greensboro, NC (Triad) area?
