i am originally from Stockton and my mom was a broker there and owned a property management co. however she passed away 10 yrs ago. Here is some recommendations for you. I own a duplex in Stockton and it's managed by Realty Roundup.

I just rented a 3/1/1 with fenced yard and basement in S. Tacoma for $1695. It was tastefully remodeled a few years ago but built around 1900 - not far from Tacoma Mall.

Rudy, just give the tenant a notice of rent increase and cc the Section 8 office. If they have an issue with increasing the rent they will let you know. Just a normal "notice of rent increase" is all you need to do.

This neck of the woods is street by street. There are some great streets and some (UGGHHH) streets ! Check out if they are owner occupied or rentals before you invest. Too many rentals on a street can equal a problem. There are lots of streets where the majority are owner occupied. That is where you want to invest.

The Craftsman on Pine is a beautiful home and has more curb appeal than the home on Ainsworth. Hilltop is desirable for renters so not a bad place to invest. Both of these homes sold for a lot more than I would have paid for them !!

I have done both - manage PM office for single family and manage an onsite property (apartment complex). Onsite is much much more challenging but you really learn a whole lot doing it! I would say realistically if you have property management experience you can manage 200 single homes / condos, etc. but you will need a bookkeeper and a full time assistant to do so if you want to grow your business. As far as work/life balance well, you work a lot of hours in property management, so have a designated person to take after hours maintenance calls for you so that you can have a life outside of work. It's a struggle to take time off if you really give everything to your career. That is one of the negatives of property management.

I managed an apartment community in Carmichael for the past 2 years (just left in January) and I was able to keep it occupied. I didn't over improve the units for the neighborhood or raise rents to crazy levels. You just have to know your market. It's not easy managing property in Sac unless you are in an A-B situation. The C-D units are a challenge. The market might rise and fall as it always does so slow and steady wins the race, just have a product that people will need and give good service to your residents. You also have mandated inspections by the City and County that you must do annually in Sac. The RHA is a great resource there.

I don't like the idea of a dual agency. It happened to me once and it was the biggest mistake of my life. I just wanted to dump the property and the market was horrible at the time so I went along with it. My boyfriend is an attorney and he said the whole practice is a joke because the dual agent is no one's agent, you may as well just do the negotiations yourself. No one will have your back in a dual agent scenario.
