TJ -- The suggestions made are great. I always walk through a property during lease and give the new tenant an inspection checklist. I want to attract and keep tenants like you.

I have one additional suggestion. Since repairs may or may not be made, you may want to "remind" the property manager about the shower and suggest that if doesn't have time to get to it in the next day or two, can he suggest a plumber and then deduct the cost from next month's rent (sending him a copy of the plumber's receipt).

Since "moving season" is generally summer, this gives you an opportunity to have your place ready to show earlier. Let him know that you are happy to do him this favor and coordinate the move out inspection.

Since I think his early move out will work to your advantage, I wouldn't spend any time fighting.

Hi Marie -- I'm with everyone else. However, I do not sign exclusivity agreements with any real estate salesperson although there are a few that I have used repeatedly. Since I do this full time, I do not want to be locked into getting "my real estate agent" when I find a property I want to see.

I have explained this to every agent I have worked with and they are more than willing to work with me and write a contract that is exclusive to the single property I am buying with them.

Regarding the agent, while it was the builder that was making racist comments you didn't mention that the agent said it was inappropriate, unwelcome, or anything else. Since real estate agents are expected to abide by the non-discrimination laws, you will want to be sure to inform the agent's broker and simply say you don't want to take your business elsewhere.

Finally, you are going to have to fire a lot of people. Just talk to the person the way you would want someone to talk to you if a situation wasn't working. Respectful, professional, and truthful.

Congratulations!!! The type of property I am buying determines whether I get an inspection. I am a buy and hold gal, so I want to know what's going on with a property. If I am buying a single family REO, I have my contractor walk through before I make my offer, then once I have an accepted offer, I get an inspection. Same with multifamilies, I get an inspection. With a condo, I don't bother with an inspection. However, I want to inspect those condo docs!

Tell your inspector that you are an investor and will be giving repeat business, he or she should give you a discount.
