i know people have given great advice. However, i just want to add one thing. It seems like they thinking about it as a saving with the given down payment and feel optimistic about the appreciation.
In my opinion, this is not a lucrative deal. You sound like you are emotionally coonectes to thia area, house or deal in general just because of other reason than ROI which in this case is negative. I would not do it if i was you.

Thanks for taking the time to give an input. I feel like that $80k is a bit on a high end renovation or i maybe underestimating the costs.
If i want to break it down, it is a 3 bedrooms, 1bath, 1000sqft, i thought something like this(considering mid range materials not the most expensive, not the cheapest):
5~6k for bathroom?
10~15k for Kitchen?
8~10k HardwoodFloors?
6~8K dry walls?
~4k overhead?
Total maybe around 33~ 43k to finish? Honestly, I'm using rough numbers, i may need to do more math to come up with a much concise estimate.
Any other input is appreciated!

I would like to get a rough idea of how much would it cost to renovate an apartment in a triple in decker dorchester excluding electrical and plumbing. We talking new kitchen, bathroom, hardwood floors and drywalls.

i know this very late. However, in reply to your question the current circumstances, you should be able to be cash positive most likely these days on a 3D. this is because 3 bed are now going for a minimum of +/- $1900/2000+ or more if you are lucky to find it in a nice area. Although i find a very low inventory these days of 3D in the desirable parts of Boston.
