Very long story, based on the little I read I'd say look for another place and get out of there. If it's causing you that much stress and issues it's not worth it.

Daniel Jarvis Why not do both? Keep your restaurant job and do PM part time on the side. It's probably safe to say you will be pretty far off on your salary as a PM vs your current management position. Plus if you do take a large pay cut that will both steal from potential savings you could have acquired as well as possibly put you in a stressful financial situation depending on your monthly expenses. On top of that if you're goal is to start purchasing rentals, investment properties that savings will play a big role more so then PM experience. It sounds like you've gained a bunch of knowledge from BP already. Just my 2 cents! Good luck with your decision!

Bob Okenwa I agree with both individuals above read and educated yourself otherwise it will bite you in the ***. There's tons of valuable information on the podcast and forums. As far as books go The Book on Rental Property Investing by Brandon Turner is excellent, easy to grasp concepts and filled with tons of valuable and useful information. I just sit and read through topics on here as well, you'll learn a ton including mistakes others have made and worked through which is invaluable! As far as credit goes credit karma is an awesome app I've had it for almost 3 years (yes it's free) and it helps you find ways to improve your score along with tracking your debt, you would find it very useful. Building your credit back up will be important for you being able to get started and surprisingly you can achieve that in a decent time frame provided you focus on that. Also having no money to get started might not be the best idea, God forbid you have any major unexpected repairs. Not to mention the banks going to require you have some assets, but more importantly a savings will give you a bit of peace of mind! Hopefully that helps a bit. Good luck!

Hey Johnny I also use Redfin, it allows you to set automatic emails of multi-family properties that meet the criteria you set.

In California the agent does have to disclose he's a fuel agent (working for both parties).

Hey Everyone, I've been sneaking around the forums for quite some time now and just reading the endless information that's out there. Its extremely helpful and amazing how much I'm learning! Also a huge podcast follower. I figured I should probably introduce myself since I'm in here! I'm living and working in Bakersfield right now and trying to set myself up financially before moving down south in the future. I'm currently working on acquiring my down payment and keeping my eye open for a 4 plex here in town. Hopefully Ill be able to grab one sooner rather then later but of course only when I find a great deal! Thanks in advance for all the valuable information you guys supply once I've broadened my knowledge I look forward to being able to contribute to the BP community! Thanks Everyone! Cheers!
