I owned three properties in Michigan, Georgia and Florida most recently selling the 10 year rental property in Atlanta, for a nice profit, to fund a recently completed addition to our home in Tampa. I previously worked in the single and multifamily finish products supply and install, for 15 years, focusing on national builders and developers. I most recently launched a business supplying single family home buyers with products not included in their homes at close as well as a consulting business focused around operational process improvement for small business owners. My real estate goal for the next 30 days is to find a turnkey property to hold as a long term rental or a property that can be renovated with $15-$25K and held as a long term rental. My real estate goals for 2019 are to find four additional properties that can generate between $500 and $1000 per property in passive income per month. My experience has given me the ability to quickly estimate renovation costs and potential return on properties. I also have several relationships that can help with great costs on finish products and labor. I am currently looking for properties South of Columbus down to Kennedy and East of Dale Mabry to the river. There are several other areas I’m researching and open to other opportunities.

Hi Diana, I love your goals! I am sure that a savvy investor like yourself will be able to exceed those expectations that you have set. I represent a company who actually provides turnkey investment properties throughout the Cleveland area. I wish you the best of luck with your investments and new business venture!

Growth, job growth, diversified job sector, etc).  I’ve been seeing many people on BP saying that the rental market is still strong.  Good luck in your endeavors there and I hope we can both find deals for whatever strategy we are employing!

Very well said Garan. The rental market here in Cleveland is still VERY strong. We see that in a lot of areas properties are still below their peak market values back in 2006, 2007 prior to the recession. If you have any questions about the Cleveland area as an investor I would be more than happy to get on a call with you to discuss what 20/20 Real Estate does here in the Cleveland market!

Is this a good deal.please help me analyze this deal

Deodat, good to see you looking into the Cleveland market! Cleveland Heights is a very solid rental market and just like James was saying a great candidate for a BRRRR. That being said, one word of advice is when looking into the Cleveland Heights market is to be aware of the school district. Cleveland Heights border East Cleveland and is a big no-no for investors. You can simply give the Cleveland Heights School District a call and ask about the address and they will let you know whether it lies in Cleveland Heights or not.

Wishing you the best of luck, please reach out if you have any other questions!

@Fernando E. Cleveland is a great place to do what you are looking to achieve! Beware of certain areas but seeing as you are looking to invest in A/B neighborhoods you should be good to go! If you are ever interested in turkey properties (in these same A/B neighborhoods) would be more than happy to give you a run-down of what we are currently offering! Best of luck to you!

@Isaac Lipscomb Cleveland has been a great area for investors the last few years as the city is really on the rise. That being said as a few others have mentioned above, it all depends on the area. We invest in specific zip codes where we are familiar with the demographics and economics of the surrounding areas. Would be more than happy to help steer you in the right direction!

Hi Robert, my husband grew up in Detroit and has come to me a few times about investing in rental properties. I am currently looking into a few properties listed near the train station Ford is rehabbing. What are your thoughts? Getting an eye on the property is very easy due to his family still living in the area. I understand that one block can be coming back while the one next to it can still be horrific. I would love your advice and thoughts on the area. Where we live (Aspen, CO) investment properties are impossible to finance, a double wide trailer was listed at 375,000.... so we would like to look into other options. Detroit Cleveland Orlando Etc.

Thank you! Brynn

Brynn,

I completely understand your frustrations in your market as I used to live in the Glenwood Springs area. That being said, we have seen a lot of investors from California, Colorado etc come to Cleveland's hot (but affordable) market and invest. We have been providing turnkey investment properties to investors across the country for over 10 years. If you have any questions or are ever in the area, please reach out!

Thanks,

20/20 Real Estate
