@Karen F. I think there are always people who still need a place to live. It is certainly slower to find new tenants, but I see it.

First, congrats on getting your first deal! You made the smart move by reaching out to a bunch of seasoned investors who have input for you. Every transaction has its set of challenges. I go back to how good of a deal is it? In this market, if it isn't great, then hold your ground and be willing to walk. I like the feedback to ask for a discount on the purchase for the reduction in rent. The guy is showing you that he wants it his way, and there is an old saying that holds true with tenants."You don't let the inmates run the asylum".
There is always another deal, but this guy could potentially make you miserable.

@Heather De La Cruz Hey Heather! You should be able to find workers. Contractors are considered necessary in every state. Where do you need someone in Florida? I can see if I can help.

@Ola Dantis. I agree. Single investments have been a bit more solid than multi-family for me. The multi family is holding steady but some of my sponsors have held back on quarterly statements. So many tenants with 22 million unemployment has to add up to some not being able to pay.🙏
