Hi everyone, I would really love to learn how to master the art of getting deals by Seller Financing, how do I structure the deal? What contracts do I use? How can I make the seller most comfortable? All advice is appreciated :)

how did you know at that age and back then how to calculate the numbers on a rental and all the other facts to know it was a good deal? You were very young?

I think that the books and podcastS on bigger Pockets are amazing and provide a lot of info but like many others,  I def think the biggest issue has been WHERE to look, how to choose a target area to invest. That’s just what I feel is the hardest part

I want to choose areas near my city to invest in for rentals and I’m wondering how strong of a role do school ratings play? What is the minimum score that one should look for in order to invest in that area?

If you are asking about new development people want to live near amenities like schools, grocery stores, shopping centers, entertainment, downtown areas etc.

Thanks for the reply  I’m looking at multi family homes that need a rehab.  neighborhood is definitely C (Newark NJ) but getting better because of proximity to NYC  It’s just hard to know if when you fix up the house it’ll be rented with a descent income bec there are houses on the block boarded up etc  so it’s scary to know if to invest or not
