Daniel, it can be a slow process. Quickest way to learn is find several investers that will let you follow them on one or two houses. I learned the hard way on my first house but now I know who to not use for certain work. I hired a retired contractor to work on my last house, best thing I've done so far. Prices for services are high in Austin and take a few weeks usually to get the work done cuz they're so busy (the good ones). Get recommendations from suppliers for good, fast, quality people. Give yourself some time to learn, your first house may not turn out how you want it but learn from it and move on.

East Austin sits on black gumbo causing most homes to settle. If you think there is a problem have an engineer do a report on it. I sold a 60 yo house in Elgin that was high in the middle, low on the edges from settling. I did not fix (thanks to the engineering report) and buyer purchased as is for the original selling price of 199k.

I found I could get new glass panes 1/4 of what they want here by shopping in north Texas. This doesn't help you but I have found most people and companies are profiteering on our housing boom here.

Talked with my account today and according to him there is no use putting property in an LLC to avoid paying capitol gains tax. Is he right or was I told something inaccurate?
