Technically, if they have the mortgage on the house, you, as an immediate family member, can gift them a down payment. Otherwise, all four of you can go on the singular loan and work out everything on the backend. Things can get messy fast.

If you can get it below, do so. This market is leveling off, there is no reason to be paying over at this point!!!  If the numbers work go for it. You can always refinance to get the payments down and make it workable. 

If you are bringing the 20% down I don't see why not, but another lender on here may know more.   We don't see to many people assuming loans for me to be fluent enough on it.

from an investment stand point yes, money is still cheap to borrow right now, and if you want to set yourself up for success when things blow up, now is the time at the last point in height of the market to c/o and wait.  i have folks all over doing c/o's as fast as they can.
