I can not speak on Hagerstown, but with pittsburgh it really al depends on the area. Next to colleges especially it is very college oriented, but if you go to work driven areas like lawrenceville, bloomfield, greentree, etc.... you'd have no problem finding a nice place

Pittsburgh contractors, investor, and real estate sales is a good one with almost 10k members. and Pittsburgh Contractors has roughly 6k. You can also join a few of these investment groups, lots of contracts in those as well

Hey Kyle, I work with tons of investors like yourself and it sounds like you're dealing with a standard lazy contractor. My best advice is to join one or a few contractor groups on facebook, say you're looking for a contractor, set up a meeting with a few and lay down the line as to what you want out of them. Normally you can tell who is a good and experienced contractor just from those meetings. Remember to weigh all your options before you commit to one that you find

It all depends. Maybe a little crazy in this market. Id wait for a buyer's market to come your way before committing to something like that
