@Henry Clark I also am interested in doing some self storage but, with this model do the renters pay insurance on the items to you or do they get outside insurance.

@Christopher Spear that's a good point. So it makes more sense to get rental properties in lower tax areas.

@Greg Dickerson thanks for the feedback. I did not know how tax value worked and will need to do a little more homework to understand it. I will not worry about it though when looking at properties.

Nat Chan thanks for the feedback. I will have to take a look at the Driving for Dollars route. I am looking to flip so there is a little more market for that.

I did not think it made sense. I just wanted to see if anyone has worked anything out with a private lender for this type of property. I would do a conventional loan on this type of property for sure unless someone had a fun creative way to finance that had more benefit using private money.

Wondering if when you are bidding on a property to flip what type of consideration should you give to the current tax value and how much you are willing to pay? I know the 70% rule and then subtract rehab costs, but have never heard anything about this aspect of doing the numbers and if it actually matters.

I am curious if funding an air bnb with private money is possible or if getting a normal mortgage makes more sense. If anyone has ever used Private money to do this what were the terms like?

I am looking to get into flipping in the Fort Lauderdale/ Miami area and am having a hard time determining a more specific neighborhood or zip code to focus flipping in. What is the best way to pick a market to focus on? Should I do a neighborhood that I know well or one that I fits more with the type of homes I like?
