Numbers seem great for a first time borrower with no prior history. As others have said make sure points and fees are taking into account.

Also make sure this is a good deal that runs smooth so you can continue to work with this lender and get even better rates and terms in the future.

Just remember at the end of the day all the issues found equate to numbers. If you can make the numbers work... proceed. If not, walk away.

Sure. They could. But usually retail buyers place a decent EMD and have the intent to purchase. The entire transaction isn't based off false assumptions from the get go. In most cases.

Buy in a nice solid B class neighborhood, do your due diligence as an investor and let time do it’s thing.

Start talking numbers with them. My guess is they’re gonna low ball you and you’ll keep turning them away. buyers finding off market properties aren’t gonna be looking to pay full retail.

99% of the time wholesalers are taking advantage of people.

Start up a wholesale brokerage. Advertise what is actually being done to your potential customers.... make sure to include the part about them getting well below market value, the part where you have no skin in the game and can leave them high and dry and in a worse position than they already are, the part where you don’t have a buyer lined up and don’t forget to include the part about how it’s considered illegal in certain parts of the country.... let me know how your brokerage does... I wish you nothing but the best.

I know there are people out there doing it legit but I deal with the rules and not the exceptions so no need to @ me. Also, this isn’t directed at OP personally..... just a generalization.

Just a personal opinion but I feel like people are becoming more financially aware. Might be a good thing to have down the road. Maybe another stream of income that would only take you a few hours a week.

1. She probably thought cooking hot dogs and hamburgers at a open house was a little tacky and didn’t want to be associated with it.
