Hi Patrick and Michael,

I live in the north St.Pete area. I'm a beginner wholesale investor, it would be nice to chat a little with you guys and get some more education before my first deal. I'm so excited by reading the forum of the success you guys have and had in the Bay areas. 

I have a possible deal I'm piecing together and may need some direction soon with purchase and sale agreement contract. Hope you can help.

Thank you Steven for answering the question asked. I had been searching for the same answer all evening. Sometimes you have to surf through the madness to get to the goodness (lol) and what a ride. However, what God have for ya no man can intimidate, hate away nor take it away. It's yours. There are so many unlicensed wholesalers out here doing their thing and getting paid while doing it too and ain't stepping on nobody's toes, more so; they're being angels like you, by helping other people to get where you are and without beating them down; there's no need to. Education is powerful, but it's how you teach one to reach one and fear ain't one.

I'm from Rochester, know those areas very well. Southwest area; Genesee Park area where the University of Rochester is growing rapidly and so beautiful.  The Brighton, Greece and Irondequoit areas has great investments. 

Oh and don't forget the Cornhill area as well. Yea the taxes are up there a little, but the buying properties I believe are less expensive and affordable than Florida.

I'm from Rochester, NY and I know it quite well. I'm not a realtor, but I can tell you the areas that are good and affordable. I  visited home six months ago and seen how they were building up the southwest area. I worked for the University of Rochester a few and move to Florida. My father own a home in that area as well.

Hi Jay,

What an awesome way of giving and I think it was a great idea to select a newbie. As I am a newbie and knowing this would be a learning curve for any newbie you choose.  We need more mentor to help us be successful entrepreneurs and this is one of the ways motivate mentors & mentees. I don't live in St. Louis, but hope the spirit of giving spread every where.

Thank you, thank you Steve. I needed this information. One more question Steve negotiating the deal between the seller and the buyer, what type of contract is use, does the percentage fee come from buyer or both.
