Hello Bigger Pockets community,

Disclaimer: This is specifically a general question and I am hypothetically asking for informational purposes in case there is a way that I am not familiar with and appreciate the wisdom from the experience of others . I do have real estate experience( bought and sold multifamilies and bought and rented townhomes)  . Also, both sides of my family have real estate experience and I grew up watching them in real estate, but always seek to grow my knowledge.

The Question: After you have your Private Placement Memorandum, how to you find and get accredited investors to invest with your fund ? The structure would be an Equity 506(c) 

The Ideas Already in place:

-Brokers
-Online websites such as equity funding platforms
-Private Banking Firms
-Relationships PPM document creator has with other investors
-Forums
-Companies that sell lists
-Opt-in accredited investor databases
-Firms that do the marketing with you (must be licensed)
-FINRA broker-dealers
-Individual securities brokers
-Registered Investment Advisers
-Private equity firms
-"finders" for capital. The finder gets paid for the introduction; not for raising the money.
- Investor Relations Manager
- Host an informational session for accredited investors
- Reach out to people on bigger pockets that claim to be an accredited investor and verify their status

I am not insulted. I am seeking general information. No I have not completed a development personally nor have I built a new construction from raw land. I do have experience in other areas of real estate.  If you could possibly answer the question based on your location and experience I would be appreciative. It would be nice to have a general /broad/ basic idea of building 1 house/or 1 residential multifamily structure. The diary of a new construction on bigger pockets was well written and informative however ,I just had the questions above, again thank you for your input.

Hi Bigger Pockets Members,

I have read a few posts, threads, etc. I am trying to get an understanding of the development process for building a duplex, quad etc. I am not sure if I need to concentrate on getting lot/ land first and then starting or if I start making a preliminary budget and analysis before acquiring land. The issue I run into is trying to figure out the costs. I have called around to builders for ranges and cant get ball park prices because they need specifics on land, design and materials. My goal is to build the least expensive possible so I am not picky about the design and materials. ( I would like $60 per square ft or at least in this range)

I have looked online and found a great set of plans with the estimated cost to build in my state at a price I like, but then I wonder if I should hire an architect instead to draft me a plan that would cost what I want to build, do I purchase the study set of the plan I found online and email builders for quotes ? Or do I start with a lumber company for quotes?

My contractor is starting to move really slow and we are almost finished with renovations. I even suggested him getting an extra crew to help. I thought it was called a knockout crew but I may be mistaken. Does anyone have any suggestions on how to find helpers or what google search term I should be using I thought about contacting temp agencies to see if they had workers too this is really frustrating any info would be greatly appreciated as we are trying to be finished in at least 2 weeks if not sooner

Hi I was wondering if anyone dealt with On Point Real Estate and Management Before. I sorted through a ton of property managers and decided to go with them but just wanted to see if anyone else had any experience with either of their offices

We have been looking for property managers but haven't had any luck most don't return phone calls I was wondering if any of you more experienced investors have ideas on how to go about actually finding good property management or any other tips or advice that anyone can offer as it relates to rentals any advice is very much appreciated
