@Michael Skinner yes, this is in a location where you don't have to have your primary residence be your STR. There was a moratorium on STR licenses in this county until mid-December but they have since opened it up and now we are safe because we can be grandfathered in to any future restrictions. Dillon, Silverthorne, Frisco, Keystone and Copper are all good STR zones right now.

Hi all,

I am planning on partnering with a family member to buy a multi-family property. We plan to create an LLC and joint checking account. From there, I'm wondering the best way to structure our partnership. We will both contribute financially and I will do the work of finding, analyzing, and brokering the deal. I have a great local property manager who will take care of that part. Does anyone have any best practices they can share about financing strategies or anything else for an investment group?

What does everyone think of the Zillow news? I see there are currently 115 Zillow listings in the Denver MLS. This could be an opportunity to jump on these properties that they are trying to dump.

Exciting Frederick! One note about short-term rentals in Denver, in order to rent out a property for STR (1-29 days) it must be your primary residence. But! Some of my clients have done well with LTR or even 30-90 day rentals for traveling nurses or other people who need temporary housing.
