Most HML will want a lien on the property, its about like getting a loan in general. Do you have an LLC? Most will require that as well. Can you find private money? I would recommend trying to go that route. If you need references on some HML, I have dealt with a few and am more than happy to chat with you on my experiences.

First, Second, and Third were MLS. Fourth, Fifth, and Sixth were off market.

A couple questions that I ask myself before purchasing is - 1. how long are the houses that are comps sit on the market. 2. Is this a normal rage for selling in that area. 

If you are reaching to get that 400k or if other houses are sitting longer than 30-45 days without an offer, I wouldn't take on a project of that size to start with.
