I am a Wharton-educated, former management consultant (McKinsey New York) and Private Equity Associate (Cranemere International) who is looking to purchase his first real estate investment on the east coast. My clearly identifiable strengths are in financial analysis and modeling, strategic thinking and in general a risk-seeking mindset. I am in a phase of my life in which I would like to work on my financial future (early 30s) and am willing to put in the work to make that happen. I am hungry and driven, but folksy as well. I am looking to make real estate work for me. 

I have listened to hundreds of the Bigger Pockets podcasts and read several books and have started to run at deals. I recently took a run at a quadruplex in a desirable area in Philadelphia but ultimately could not make the financials work - my underwriting did not get me to a return that I was attracted to. I am looking to work with an investor with a track record who intimately knows and understands one of the following metro areas within a quick flight/train from New York (i.e., Philadelphia, Indianapolis, Baltimore, Boston)

I am willing to perform deep financial and non-financial analysis that goes far beyond the depth typically provided by real estate agents, based on publicly available data, and interviews as needed to form more knowledgeable and fact based investment theses into individual properties. From the interaction, I am looking for an individual who can impart their wisdom in acquisition of properties over the next several years. I am willing to work late in the evening and over the weekend to make this work. I would like to close on a deal within the next 6 months and run at least a deal every six months thereafter. I generate sufficient cashflow from my gainful employment and investments to make deals work - I am in search of optimization of return on equity.

I currently live in Brooklyn am really new to investing and am wondering whether I should put effort into investing in a small apartment rental in Manhattan. Has anyone done so? Are there obvious economic reasons why it isn't lucrative (e.g., taxes, etc)

Hi all, I am 25, work in New York and am looking to invest in my first rental property (probably out of state). I am fairly new to real estate investing but have been reading book after book and believe rental real estate is my sweet spot. I am looking to move some of my liquid assets (20-25K) to a long-term, higher-yielding asset class with tax advantages.

What do you all think are good rental markets (preferably in the North East) that are within a train/short plane ride from New York so that I am within travel distance within my budget? I've read that proximity to a large town/job sites, good school districts, low crime rates and reasonable rental rates are the sweet spot for rental properties so that sort of region is what I am looking for. 

I am a fairly data-driven guy, what datasets or publications can help me confirm that certain areas are better than others?

This is my first post - am looking forward to taking advantage of this forum's collective wisdom!
