There are two other tenants on the lease with him. None of them could “afford” it by our 3x rule without the others. Truthfully - they’ve been pretty awful tenants and we did not want to renew their lease when it comes around in the summer.

His case is next month unless it gets covid postponed- nothing to do until conviction takes place.

I know conviction is different than accused - the court date is next month. I was curious IF he is found guilty, what would happen.

All I know is he was arrested for the death of somebody and his friend was arrested for tampering with evidence. Of course nothing is set until his court date and verdict. Whole new territory so I’d like some input if anybody has had experience with this.

We found out today that one of the tenants on a lease has been accused of manslaughter. His court date is in early Dec, but if he is found guilty, could that cause terms for an eviction?

Upon move in, none of the tenants had criminal charges populate in the background check.

Hey there,

Nothing really about the markets but some lending things to keep in mind in case you haven't talked to a lender closely yet:

VA loan funding fees - you won't have to put anything "down" but will have funding fees. You will have the option to roll those into your loan. Run those numbers - it can really effect your numbers.

VA loans do have to be on a primary residence. All it stipulates is that you will have to live there "a reasonable amount of time" which can vary market to market. I've heard anything from 3-12 months for VA. It can be rented out if you get orders to relocate out of the market you buy in, but the home would still have to be listed as your primary residence. If you plan on your VA loan being a key factor of your future investments, think long term what your refinancing or pay-off plan will be if you are going to want to use your eligibility in the next purchase.
