@Bob Stevens very Inspirational! Are those state non disclosure by any chance? Kansas is unfortunately... the sold home prices don't show up say like our bordering states colorado they even show up on zillow etc. Do you have experience partnering up with a Realtor for MLS data? How would you set up a win win situation to get comps?

There quite a few new construction duplex that my growing family can be in one side and rent out the other. Hold it until it starts to cash flow. @Jake Baker I like your knowledge on it doesn't have to be perfect RE deal every time, Cant go wrong buying in better growing neighborhoods. (Jake I would like your opinion on neighborhood scout?, I have been avoiding heavy crime areas, what's your thought on the accuracy of the website?) @Wale Lawal a bunch of information here, thank you for taking your time and answering my question with me on the forum. Question on reply to another user about: What actually makes a market better or worse to try and implement the BRRRR strategy. My Current market is (Wichita Kansas, With a median home price about 180-220k and I have seen rents from $1000-1600 rents per month. Im very new, watched videos on the strategy and have a basic understanding of the steps from David Green. Im Just not quite sure when most other investor i connected with this far are Fixing and Flipping. If my Market is more profitable for another strategy other than the BRRRR. Any Videos or Forums are helpful information as well, Thank you
