Jabbar,

my condolences on the missed opportunity; however, I greatly appreciate you sharing here on BP. I am starting my search and analyzing deals phase and your story convinced me to get all the documentation ready even at this early stage because you never know what you are going to find. Thank you!

I am assuming you are building a ground up building that will be cold dark shell. You will definitely need Civil, Architectural, Structural, and Geotechnical in Houston for a shell building. You shouldn't need any MEP for the building and the Civil Engineer will be responsible for the site utility drawings. We did a building over at the Deerbrook Mall in Humble where everything was just brought to the meter box and the rest was all TI and is included in the TI allowance and rent negotiations. At that point, the tenant pays for the MEP drawings of their own respective lease spaces.

Hello,

My name is Taylor Hill and I am an Engineering Consultant  in commercial real estate acquisitions and new development. I live in Allen, Texas, but my work takes me all over the country.

I heard about BiggerPockets from multiple books that I have read about real estate investing. After seeing it mentioned in multiple places, I decided I better check it out.

I grew up in Whitehouse, Texas (small town in East Texas) watching my mom and step dad slowly grow their SFR rental business while both working full time jobs. I guess that's what infected me with the real estate bug because I have been obsessed ever since. I love old buildings, new buildings, building buildings, you name it.

My short term goal that I am laser focused on is to own a small multifamily property (5+ units) within the next 18 months. My long term goal is to create a small multi-family development/construction company and eventually structure it into an employee owned company that creates opportunities for other families to be successful.

I look forward to getting to know and learning as much as I can from the BiggerPockets community.
