Most responses have been dead on and not beat a dead horse but if you go unrepresented depending on the state your in you would be considered a "customer" of the sellers agent in the eyes of the law. In that scenario they would only owe you the the duty of good faith and honesty, which basically means they will 100% pursue the best possible deal for their client so long as they dont lie to you. 

Its been said several times here but it wont cost you anything to hire an agent and then not only will you have an informed professional advocating for your interest in the transaction but you have access to their market knowledge, insight and network of vendors (lenders, inspectors etc.).

IF you make the decision to go unrepresented be sure to account for the 3% commission that should be going to the Buyer's agent. I.e. push for a price reduction (or better yet credit @ closing) for all or a portion of that fee.

Nick can you PM me some more info on the property? Are the two units in separate structures? Mother-in-law suite? 

What do you think market rents are for both units and how long as the existing tenant been in place?

Michael your asking the right questions and its smart of you to approach your relationship with a broker pragmatically. I tend to agree with everything @Joel Owens said.

You will ultimately find the most success by developing a strong relationship and track record with a single broker or brokerage team. You are of course free to work with multiple agents (so long as no exclusive agency contract has been signed) but you will find that the level of service you receive pales in comparison to committing exclusively. As soon as an agent finds out you are working with one (or more) of their competitors they will lose interest. A good agent will be able to articulate the importance of an exclusive relationship, if they cant I would maybe find somebody else. Keep in mind everything in the exclusive contract is negotiable so one approach might be to sign a 3 month agreement to test the waters and see how it goes, if you find your getting good service and work well with the agent you can always extend / resign. 

regardless of any exclusive agency agreement you are free to search for properties yourself, the advantage of using an exclusive agent is that if you find a property (driving, online etc.) you can send the address to your agent and they will layer on their advice / recommendations / thoughts on the property as it relates to the market. However if you signed an exclusive any negotiations will have to go through the agent. 

One last thought, any established agent is going to have a substantial network of sellers, investors, developers etc. and any time they come across an "off market" property they will give their own network / exclusive clients first crack at it before taking it to market or sending to non-exclusive clients.

I'm a commercial broker so the processes are slightly different than residential but my most successful long term relationships are all exclusive and once your able to build trust and a track record with your client deal flow vastly improves. In general i shy away from taking on new business if the client is reluctant to sign an exclusive on an introductory short term basis.

Cindy what are your thoughts on the area in general for investment props as well as market rents for the property? Also how long have the tenants been in place?

@Joel Owens looking at both currently, my practice area (industrial) is even tighter than residential at the moment so were finding more res opportunities in secondary markets.
