I once worked with a property manager who allowed me, as the landlord, to choose the renter. They provided me with standardized reports that presented all the information in a consistent, uniform format, tailored specifically to the evaluation criteria we had agreed upon. So I didn’t receive the full application but only the essential details needed to make my decision.

Agree with Greg on targeting early/mid August for marketing and showings! Renters often view a high number of days on the market as a red flag so if you do decide to list the property now, I’d recommend removing it later and re-launching with a fresh listing in late July or early August for better results.

I've encountered similar struggles when attempting to verify rental history with previous landlords, especially when it's a larger apartment complex. It's challenging when the systems in place seem to hinder transparency! To help with employment verification I use a screening platform that gets employment status and income details directly from the applicant's payroll providers.

The "ready to move ASAP" is a big red flag for me. With the income issue, there are screening systems available that verify income by having applicants securely log in to their payroll provider, which then shares their gross and net income with you. Besides directly contacting the employer, this is now the only way I feel comfortable verifying income—especially since pay stubs and bank statements are frequently being altered these days.

+1 on the air filters! I have done a small basket with trash bags, dish soap, sponges, tools for hanging things…basically necessities that might be useful while unpacking.

Good question! I've looked into this in the past and found that a company's Terms of Service and Privacy Policy can be a decent source for this type of information but curious to see if anyone else has found a better public source.
