In all seriousness, no there is no need to go to extreme measures.
Being prepared is a good thing and considering where I live we tend to get ice storms in the winter, I do tend to stock up a bit as winter approaches.
I don't think we are going into a depression. I don't think there is a need to "stock up" on guns and ammo. I do think every responsible citizen owes it to their neighbors to be armed and ready the way the framers of the Constitution intended. Read into that what you will.
If I thought for a moment we were really headed for a depression I would try to immediately dump all of my property for whatever cash I could get. The ones I couldn't sell I would stop making payments on and just walk away. Then I would pay off all of my debts and mortgages on the houses we spend our time in and convert half of the remaining cash into hard currency. Most likely gold coins and secure them where I had ready access no matter what happens. Then the balance of the cash would be in 5's, 10's and 20's and stored again where I had ready access no matter what.
But, since I don't think a depression will happen and our society is not about to break down, I am still buying properties not disposing of them and keeping my cash securely in banks and brokerages.
Anyone chanting the end of our financial system is near while still holding an asset like real estate or stocks is just blowing smoke.

I won't spit on them, but I won't vote for any of the ones who voted yes on that bill. So, with the exception of my representative in the house it is Libertarian all the way down the ballot!
No vote for McBama or Ocain.

If both your unit and the other unit are empty what makes your $1000 unit a better value than the $850 one?

At $850 a month rent, the numbers just don't work. They aren't even close when you consider reserves and vacancies. Pass and keep looking.

Basically, anything without a registration.
But, there are lots of valid exclusions at the federal (SEC) and state levels. They are not always easy waters to navigate, but they are navigable.
The first step is to develop a network. This cannot be stressed enough. You need as large a pool of possible partners/investors as you can get. Unfortunately, you are on shaky ground if you "advertise" for investors, partners or lenders in almost any way.
On October 15 I am releasing a lot of material on this subject. It will be completely free.
Personally, I see access to some form of private money as being more critical now than it was when I started using it 20 years ago.
Times, they are a changing.

I am adamantly opposed to the bailout. I've heard and read all the reasons, still not buying it, still opposed to it.
But... It appears the guy in that video (and sadly the majority of the voters) do not understand we are not a democracy. We are a representative public and the elected officials should not govern by polls and what the majority wants at any given moment.

To issue bonds you need an underwriter. Are you wanting to do them only to residents in your own state or multiple states?
BTW, by underwriter I mean someone like Lehman Brothers, Credit Suisse (who I use), Goldman Sachs, etc.
