It sounds like you are reading what is on the HUD website and not going to look at the homes yourself. HUD puts that on their listings as a generic notice. If you find a HUD home that has termites and damage, you have to figure that into your rehab cost. The basic termite extermination here in OH normally runs around 900 bucks. Then you need to account for the damage.

As you see they also say Mold, which in many cases there is none.

Vacation very well could be an issue that I did not consider. Seeing how it's the title co that is usually the hold up and I would have to think they are scraping by at would the work.

Thats the kind of price drop I look for. If it's a good deal, walk in offer 28K cash deal. The last Fannie I closed on, came with a requirement that it had to be closed within 20 days. I don't know why, but it was their requirement. There is no reason why you shouldn't be able to close within 20 days as long as you work with their title co.

It's pretty damn hard to survive on $1200 bucks a month max any way. I sure wouldn't want to have to rely on unemployment to feed my family.

Do not say this is always the case. In my town, an outstanding water, sewer and trash bill is on the persons name that it was taken out in, not on the property. Same thing when a tenant fails to pay their bill and moves out, I am not stuck with it. Its on them, not me. Electric and gas same situtation.

John, In my area the water bill would follow the previous owner, but I would call the water company again and find out for sure.

Also can you post an est on your rehab cost break down?

Just to chime in here. I love this site and have learned and grown a great deal from everyone's advice. With that said, it is a internet site, that I personally do not have a stake in. Josh has done a great job at growing this site to what it has become and I am sure he cares about this just as if it was one of his own kids, but anyone who takes things personally over a post on a web site really has far too much time on their hands. If you can not tell the difference between the real world and the online world, then you need to unplug your PC and do not play with video games.

I have been a member of a body building forum for many years. At times things get extremely heated and it has even gone as far as members showing up at each others competitions and getting into fights. I understand how this can happen among that crowd, they are a tight community and tend to know each other in the outside world.

I cannot understand someone on this site taking someone's political view or moral stance personally. As far as you know, MikeOH could be a transsexual prostitute living in New York City or I could be a 10 year old little girl.

I am here to learn, get advice, give advice and enjoy the different personalities that come out through online chat, nothing more.
