@Heidi Braunhardt - I know exactly where your property is located. My old real estate partner had a listing around the corner on 18th Ave (newer THs) a few years and I helped her with open houses. I think I even placed signs on your yard......but never knew that was a 6-unit. That neighborhood has improved over the past decade. Nice find!!

@Ivan Maldonado - something I haven't seen posted (unless I missed it) that may make a difference: lenders will not count a car payment if there are 10 months or less remaining on it. So instead of paying your car off completely, perhaps you can pay it down until 10 months worth. Do speak with your lender ahead of time to verify; I do know that used to be the guideline.

1. Always remember that a support animal is not a pet (I don't ever interchange those words).

2. From what I gather, the key factor is that she's not on the lease. What does your lease state about overnight guests? Most leases allow a guest up to two weeks or 10 days per month (or some other amount)...it's rarely enforced, however this might be the time to do so. Do check the lease and if necessary, consult with an attorney too.

Joe, while I wholeheartedly agree with you about going to college (particularly if you have a free ride) due to the many things you will learn, I have to call you out on Geometry and Algebra. Those were 10th and 9th grade...lol! If you didn't pass those in HS, you're not going to college. :-)

 Yes...and depending on the focus, are also available in college...and worth taking again...they're that important.

Are you sure? Basic calclueless was the lowest available at my school, though most took the standard college level calc.; basic calc. was for those who struggled with maths.

@Ricardo Flores - Lender A is correct. Here's my take: make sure Lender B can do the loan, pay for the appraisal and don't look back. Rates are a sliver lower now than when you started with Lender A. How much are you saving with the refi? Chances are the savings will pay for the appraisal in 2 or 3 months. Then write a scathing review online about Lender A (make sure readers are aware of what went down). 
Covid has been an unfortunate part of 2020, however lenders have still been originating. There's no excuse for them having taken so long. Good luck!

@Will Triplett - when OOS buyers come to town, they don't mess around; they have an objective in mind and buying is a priority. So an agent won't have to spend a lot of time showing. Here's an example: a client (and now friend) of mine came to town 3 years ago to buy a condo. We identified 8 to see. At the last minute he informed me that his friend (now also a friend) also wanted a place, so the 3 of us saw all 8. He selected one and purchased it. The second gentleman picked one, however it went under contract before we could get it. One month later the unit immediately 2 floors below came on the market and he bought it. The first guy is currently under contract for another condo (yes, through me). They don't mess around. Don't get me wrong, there are those who are just browsing....that's ok, put them on automatic notification. But those who are serious will move. Hope that helps.

@Michael Menchaca - according to your report, you'll get to live there for $1541/mo. (given that this is a house hack). Is that a good deal? With today's rates, it's not at all impressive. That said, there's one thing that could totally change the equation: electricity. 
What's the reason you'll be paying $1000/mo. in electricity?

@Mike S. - a land trust cannot have a bank account and by extension, I do not believe it can have an EIN.

Yes Land Trust are even easier than LLC regarding the designation of the beneficiaries. Also in FL Land Trust are providing inside liability protection to the beneficiaries. It is a great state to use them.

Despite the fact that there is a specific statutes for Land Trust in Florida, most banks however don't like them and financing may be more difficult than for LLCs.

Also be careful when using multiple beneficiaries as you may need to have the trust have its own EIN and files taxes reporting.

Land trusts cannot have bank accounts and to the best of my knowledge do not (ie, cannot) have EINs. None of mine ever did, taxes were filed through our LLCs. 

As far as beneficiaries, there's no limit. It's as simple as the trustee updating the beneficiary page. Remember that the only ones who see the beneficiary page are those you allow to see it. None of it is public record.
