@Yoann Dorat are there any REIAs out there you would recommend, or has there been any local BP meet ups? Since we’re moving down soon my wife and I would like to start networking with the local investors in that area.

@Yoann Dorat thank you for that. So how is the wholesale game out there since that seems like to me to be the only route. My assumption is that the auctions go pretty high too. What are your thoughts about the Boynton Beach and Lake Worth areas?

@Wayne Brooks thank you for the reply. And this question is to any investor. After listening to I would say hundreds of the BP podcasts at this point, the common theme concerning multi-units have been that they don’t necessarily “consider” appreciation when running the numbers. Appreciation is kind of the icing on the cake. It just doesn’t make sense to me. Why get into a multi unit if there isn’t any cash flow? With so many things that can occur, you would be at an immediate loss.

My wife and I are licensed Florida RE agents and will be moving to Delray Beach next month. Are there any brokerages that stand out amongst the rest that you would recommend us looking into?

Is there anyone in the Palm Beach county that can provide some insight into the small multi-family housing (2-4 unit) market, specifically in Boca Raton or Delray Beach. I have a friend there who sends me current listings from the MLS and some, if not all seem to be way over priced. There are duplexes there selling for 300k + and only getting $1800 - $2000/ month in rent. It's the same thing with Tri and quads. Are these landlord trying to unload their properties hoping to take advantage of a newb? Thanks for any help you can provide!

@Jason Butts I am taking it one step at a time. The majority have recommended I use funds from a HELOC instead of using my cash in savings so we just submitted an application. Let's see what happens.

@Babek Sandhar thank you! This is very helpful and I will and am asking myself those questions. I haven't filled out for application for the HELOC yet. Weighing all the options to be sure we make the right decision is critical. I'm not 25 years old anymore and both my wife and I feel like we have one shot at it to get it right. I'm not saying that things won't go wrong in the process, I'm not that naive. Just need to count the cost that's all I'm saying. Thanks for everything!
