@Jeff Wallenius Thanks for the input. If I spent the 40K out of pocket and finished it I can gross 2K a month and expenses will be less than 350 a month. I mean the numbers clearly work but I feel like it will take a decent amount of time to extract enough capital to duplicate this as well as duplicate this with a larger property

Hello BPers! So, I just picked up a duplex in MA for 37K. It obviously needs work. My questions are for the more experienced lads and lasses here. Should I use the BRRR method, fix and flip, or just try to flip it as is? I know each one of these lends itself to a myriad of different paths and answers. What I am looking for here is your why. Why would you do the one you suggest. For me I would like to eventually move more into larger apt complex style of investment. With that in mind I welcome your suggestions, thanks for your time, cheers

Hello BPers. I wanted to share my experience and wanted to know if anyone had something similar when they were either getting started or getting back into RE. So I am in no means an amateur in being a "buy and hold" investor. I had gotten out of it for some time and thought with so many deals out there currently and bank owned risks I would jump back in.  So my current story is this. I bid on a Fannie Mae holding starting out at nearly 100K I noticed it but thought "No way". Watching it I drive by it often enough and checking the usual sites I noticed it dropping to 80, 65, 50. I placed an offer at 30. They came back with a generous offer of 49. sent the same offer in several times over a few weeks and they didn't budge. Meantime I found another bank owned risk and made an offer and it was accepted the same day. Happy with the result I later check my email only to find out the original deal (Close to my own residence and convenient) has now dropped to 42. I make an offer of 35 and they took it. Same day I went from just watching and becoming almost impatient to buying both! I had not planned on it but we all know if you buy it right you can't pass it up. I was wondering if anyone else had a story similar to this?

Hello BP community. I am located in MA and I have about 50K to work with. I would prefer a distressed deal and any area of the state is okay with me due to my heavy traveling throughout the entire state. Any suggestions on where to look? I don't want problem areas (Holyoke / Fitchburg) You know the areas I mean. Looking for some assistance and potentially a partner for the right deal

Hello fellow BP ers!  I am hoping for some counsel on a current deal I am working on. I have put an offer in on a multi here in MA and my question is: 

I own a thriving solar company and although it is coming to the end of the year tax wise, is it smart to purchase the property (all cash) with the company's checkbook (Can the company write that off?) or is it better to buy it in my own name? Thanks in advance

My name is Ted Strzelecki and I am a real estate investor. My main focus is on buy and hold multi and small commercial. I am methodical and patient so when I purchase, the deal is 100% worth it. I would like to meet and network with other like-minded people as well as folks to help facilitate financing for such deals. Having a MA construction license allows me to be cost effective for up-fits or remodels so a flip here and there is always something I am looking for as well.
