I'm an out of state (soon to be out of country in fact) beginner investor interested in Florida. In particular, I am interested in St. Petersburg, Tampa, or Orlando, but would also be interested in any of the surrounding area. I leave the country in September and it is my goal to save up and buy a property through a conventional 20% down payment loan before I leave.

This may be a general question that'll be met with alot of "it depends." How much do I need in order to invest in any one of these areas? I think I can manage to save $20,000-$25,000 but I fear this may be too little.

Thanks for those who can provide some insight.

Definitely would be down. Interestingly enough, I myself am from Indiana (Bloomington).

Awesome, I'll also be headed to Okinawa; Kadena specifically. And yes, bought the book before I posted!

Don’t be deterred by the long distance. You sometimes don’t have a choice being in the military.

Thanks for the encouragement, I'm definitely determined to make this happen.

Being long distance, do you use a property management company?

I have a problem and would love the insight of anyone who can pitch in.

I have been selected to go to Japan for the military and will be there for 3-ish years starting in September 2019. Prior to that, I'll be in Altus Oklahoma. I want to get my first investment property but don't know if this is a good idea. Should I invest in cities close to Altus, or can I really just pick any in the US? I also feel that it may be unwise to invest long distance b/c you won't be able to see the property itself.

Please note that all my concerns are founded on my beginner mentality, and I would love to be proven wrong and that this is a great idea!

I am definitely motivated and I've ordered the biggerpocket's Long Distance Real Estate Investing book.

Appreciate the insight and offer Cassi. I'm starting to believe that OKC and any other cities outside of Bloomington might not be good for me given the competition and that I'll need a property manager.

I have told myself that I will begin real estate investing after finishing pilot training, and now the time has come. However, I will be going to Okinawa, Japan for the assignment.

I am very set on getting my first property before leaving to Japan after half a year of training in Oklahoma; preferably looking for a multifamily unit and using a property manager.

The question is where should I get it? I have family ties in Bloomington, IN. I am also considering Oklahoma City, which will be 2 hours away from my training. But since I will be long distance I am really open to any cities.

I appreciate any suggestions and comments!
