I currently have cold callers in 5 different states and I can't seem to come up with a solid formula that works everywhere to find actual motivated sellers. Sometimes I find that a few cold callers are doing well, while the others aren't and I can't seem to figure out why?!


Also does anyone know of a mentor that is a real expert on lead generation?

I have clients that use our cold callers to find off-market deals and are currently asking to get a list of the most recent divorces in their area. Would anyone know of a Software or other method to get that?

In Real Estate the recession isn't and should be something from holding you back in investing. In fact, you should always invest even when the market is that. That's actually the best time because right now it's down but soon it will go back up. It always does.

The rule for the people that want to religiously abide by the recession's tide:
Sell High now (before the recession). Buy Low then (during the recession). Sell High after (once its past).

The successful real estate investors know how to surf the wave of the recession to perfection. Just know that while the hype is big, it's not doomsday.

With all of this being said, the media is making this bigger than it is because they ran out of stories on President Trump and they have to scare you now with something else so you pay attention and watch through the commercials. If you want to be safe stick around here in bigger pockets and you should be fine.

I've seen people have been asking how to find a solid BRRRR... I suggest try getting cold callers and ones that will work consistently every day and you'll get all the BRRRRs you can handle.

Here is a list to buy a property with no money down...

Be careful to take the time and see the risks involved in buying a property with no money down.

Essentially, you're taking ownership of a property for zero money, there must be a catch to it. And there is, it's the contingency with potential consequences if you're not repaying it on time or as much as required. 

I've seen a few clients get properties with no money down, never looked back and they lost their pants.

Just establish a clear plan with a thorough risk analysis when going ahead with this. If done well, your business can skyrocket.

@Kevin Boyd I used to do cold calling on my own literally 4 hours a day and purchased lists of distressed properties from the county clerks and I was doing very well. But even with me closing deals every month from this strategy alone, I was getting burned out. 

I went on to hire staff overseas to do it for me and after about a year of hacking this operation, I figured it out. I was getting a deal a month with no cold calling or skip tracing of my own! Then other investors found about it and kept asking me to do it for them. 

At this point we are averaging for all of our clients on average one SFR closed each month by providing them with a dedicated cold caller and a skip tracing team. This system has literally become my goldmine! If I can help you with a cold caller or just advice that would be great!

Keep at it, the deals will come.

@Joel Sherlock phenomenal rehab! It's always important to take professional pictures when putting it online. Better yet, it looks like your photographer was a Real Estate Photographer because how good of a job they did in getting every part of the house on the perfect angle!

It's so important for investors to take the time and spend the money to a photographer that specializes in Real Estate.

@Jonathan Brown cold calling is one of the best ways in finding off-market deals since you're directly getting in contact with the property owner. So it's definitely a powerful method just keep in mind cold calling works when you have an accurate list of numbers from distressed property owners and you're consistent, you could get burned out after a while if you're not getting the results you want at the moment. 


Which is why many investors come to us for dedicated cold callers. We will give them someone full-time that's dedicated to you and making calls 8 hours a day. With the consistency and the accuracy of the numbers that we provide as well, they end up closing many deals with it. I suggest you bring that up to him. Good luck!

As you've seen from the other comments that rents stay the same and frankly a recession is a great time to buy. The real Real Estate Investor sees every moment as an opportunity.

"Sell when the market is High. Sell when the market is high, Buy when the market is low (i.e. Recession)"

With full disclosure: yes, I understand that's when the banks didn't lend money and only those with cash were able to buy. The concept is still true to not be concerned about owning a property then and buying now is still great. See the advantages on each side of the coin.
