@Brad Mooney our normal management fee is 12% of the monthly rent but right now we have lowered it to 9% for new owners.

Hi Jonathan!  The rental rates can vary depending on the area of the beach but a typical 3 bed, 2 bath single family home that is 15-30 minutes from the beach can range from $1000-$1200 at this time.  I'm not very familiar with the Charleston or Hilton Head areas so I can't comment on that.  I can only tell you what I see on a daily basis here.  On any given day in Myrtle Beach you could talk to ten different people and most likely 8 or 9 of them were originally from the north.  People are relocating to this area from New Jersey, New York, Ohio, etc.  The cost of living is drastically lower when it comes to real estate costs and especially property taxes.  We also see that when the weather is bad up north like it has been lately, people make the decision to relocate.  Myrtle Beach is a tourist area so there is always a market for vacation rentals but mostly for properties that are beach front or ocean view.

If I have a tenant that would like to be present, I try to accommodate them as much as possible.  If they are not being cooperative then I will give them 24 hour notice that I or the vendor will be accessing the unit to make the necessary repair.  Like Chris said above, if it is an emergency it will be addressed as quickly as possible.

Hello Everyone!  I am was born and raised in central New Jersey and made the move to the Myrtle Beach, South Carolina area in 2004. For the past 4 years I have been managing long term rental properties in this area and am a licensed Property Manager. This area is currently in need of rental properties. Everyday, people are moving to the area and there are not enough rental homes to accommodate the influx of new tenants. Single family homes are a hot commodity in our rental market right now and I am always looking for investors that would like to own property at the beach.  Property Management can be a tough job, so I am looking forward to gaining insight from others, as well as sharing my knowledge of the job.
