Hey Roberto.  There are quite a few people doing Sub-To and owner financing opportunities.  I'd recommend attending CTREIA events.  There are a number of people within those groups that are actively using those vehicles.  DM me if you would like to discuss further.

@Daniel Gugliotti - I'm not sure you have started coming to meetups in CT. We have a whole group of people that do creative financing, STR, etc that would be great to answer these questions for you. You'd even be able to talk to someone who specializes in STR to see if the property would be a good fit. I'd recommend joining CTREIA or come to one of the events hosted by @Stephanie Cabral, @Brandon Rush, @Devin Peterson, @Ryan Luby.  There's lots of people that attend these that would love to help.  DM me to discuss more.

@Angelique Cannestro - like @Michael Doherty said, meetups are great.  @Ryan Luby and @Devin Peterson also run good meetups in the state.  I'd also get connected with CTREIA.  They actually have the old mayor and future governor hopeful coming to speak tonight.  DM me if you want to discuss anything further.

@Kim Huynh - lots of insurance brokerages use the same carriers so it is likely that it is going up a lot everywhere (that's my experience).

What I have done for a bunch of years is to partially "self insure".  That means that I keep reserves of $10k to $20k and I make my deductible as high as possible (something like 5% of the RCV or $20,000).  This will frequently cause the insurance cost to go down like crazy.  I am at risk if something happens in the property but it discourages me from putting in a claim (which would cause my insurance to go up).  I have never put in a claim and have been self insuring in this way for 10 years so I have more than made up the $20,000 reserve that I would need.

In doing this, I'm really just protecting against major fire that would be a complete rebuild.

I also recommend an umbrella policy, especially if your networth is above your liability limit.  I think I am up to an extra $2 Million.

@Melissa Rivera - this is why I do not recommend for people to do their own evictions.  If you are using a lawyer, reach out to him/her to ask these questions as you could get yourself in trouble and may have to send a new NTQ.

Also, specify to the resident that you need to have money order/certified check in hand by the date or eviction is continuing.  

In your specific case, I'd probably continue the eviction process as you have not received the funds yet.
