Hi, If you can, Wilmington Delaware is not too far from Philadelphia. I recommend looking down that road, although it's another state I think you're going to find some good deals. Property taxes seem to be a lot lower than what Philadelphia could offer you as well. You still have to be careful in some of those areas but I assure you that you're going to be astonished on what you can purchase. Try zip code 19802 and 19801... Good luck!

Let's say you bought a quad with 4 active leases; upon the sale of units the deposit money was not given back to the tenants. How in the world do you go back to the tenants and create new leases and ask for a security deposit?
Hi Sam, you referring to surrounding area, you should honestly look at Wilmington Delaware due to all value, cost, current property tax rates. Go to realtor.com and do a snap shot for yourself.
