@Stephen Morales Yes, Exactly one of the first problems I ran into trying to wholesale. Wasting time on deals that are not priority or deals which may look uncertain, way better to invest the time in tuning your pipeline/marketing for more ideal leads.

Are you looking to pick up any properties in the TX area, if so you can send over your buy box and I can get you some off-market deals. Thanks.

Thanks, I was able to find a system online that generates it. Thanks though I appreciate it!

Hello BP chat.

I’m currently an active cash buyer and investor looking to close 2–3 distressed properties per month in the Dallas-Fort Worth metro (Oak Cliff, Pleasant Grove, Arlington, Lancaster, Mesquite, etc.).

I’m targeting:

  • Off-market deals
  • Pre-foreclosures
  • Probate/inherited properties
  • Fixers needing TLC
  • Properties that won’t qualify for traditional financing

If you’re an agent who works with motivated sellers and wants to get paid on both sides of the deal, let’s connect. I can close quickly (7–14 days), no repairs, no financing delays just clean, fast cash. Thanks!

Hey BiggerPockets fam,

I’ve got a solid off-market opportunity under contract in Tampa. The property needs a full rehab (everything besides the roof), but the spread is there for a strong flip or BRRRR. It's in a high-demand area with comps supporting an ARV around $500K.

Looking for serious end buyers or JV-ready investors. DM me if you or your buyers are interested, I can get you photos, walk-through access, and anything else you need to underwrite the deal fast.

Let’s get it done.

Hey BP fam,

Got a solid off-market property under contract in Houston and wanted to gauge interest from serious buyers or JV partners who move quickly.

📍 9314 Sterlingshire Street, Houston, TX
🛏️ 3 Bed | 🛁 1.5 Bath | 📐 ~1,400 sqft | 🏗️ Built 1981
💡 ARV: $190K–$210K
🛠️ Light cosmetic updates needed – under $10K
📸 Exterior photos available (interior walkthrough can be scheduled)
📌 Currently occupied – please do not disturb the owner
📈 Strong equity position + motivated seller = real margin here

I specialize in sourcing distressed leads across the Houston/Dallas/FW corridor and regularly work with buyers and wholesalers on JV deals that make sense.

If this deal fits your buy box or you're open to JV'ing, shoot me a DM and I'll get you full access to the details and walkthrough timeline.

Let’s make something happen.

Hey BP community,

I’m currently working on a real estate deal in Texas and need a solid attorney to help finalize a seller contract. Preferably someone who has experience with off-market or assignment deals, but I’m open to referrals for any reliable Texas-based real estate attorney you’ve worked with.

Would appreciate any recommendations — time-sensitive deal, so hoping to move quickly.

Thanks in advance!

Hey everyone – I’ve got a potential fix and flip opportunity in Houston where the owner has 100% equity in the property. That opens the door for creative structuring, low acquisition costs, and better margins.

I’m looking for an experienced or motivated investor to partner up on this deal. Ideal partner would either bring capital, contracting experience, or be great at running comps and managing timelines.

If you’re in Houston and want to team up on a profitable flip, shoot me a message and let’s talk numbers.

Let’s get a win-win deal done.

@Chris Seveney This is golden, often the biggest hurdle is accountability and having everyone involved follow through. Would you find it valuable if there way to centralize communication and basically have everyone involved with the deal (contractors/agents/investors) in one chat?
